If you think you've seen it all at haunted attractions, think again. Rotten Manor’s Ratking—lurking in the shadows of the Rotten Manor Bar—is a masterclass in horror performance. From the moment we rounded the first corner past the wobbly floor, he struck like a nightmare made flesh. No warning. No mercy. Just pure, adrenaline-pumping terror.
With glowing red eyes that pierced through the dark and a cackle that could curdle blood, the Ratking didn’t just scare us—he owned us. He chased us screaming into the tunnels, our voices echoing off the walls as we scrambled like fools to escape his wrath. It was terrifying, awe-inspiring, and—let’s be honest—just plain good fun.
His costume was a grotesque masterpiece: layers of tattered fur, jagged teeth, and twisted limbs that moved with uncanny precision. Every detail, from his hunched posture to the twisting of his neck, screamed commitment. This wasn’t just a guy in a mask. This was a creature born of nightmares, brought to life with theatrical brilliance.
Whoever’s behind the Ratking, deserves serious praise. His performance was relentless, immersive, and unforgettable. Rotten Manor has many horrors, but the Ratking? He’s the crown jewel of chaos.

I don’t get to go to haunted houses often, being busy working at one. So when I saw the opportunity to go to a Christmas themed haunt, I was ecstatic. I had been to Rotten Manor a few years back, and I absolutely loved the props. When I went back this year, I was pleasantly surprised to see that they had somehow gotten even better. As soon as we arrived we were greeted by a character. We bought our tickets and followed him in. He did a whole bit that was hilarious! We then went through the mansion and had such a good time, we went back and bought tickets for the forest. For me, that was what really stood out. While it wasn’t as scary as some other haunts might be, it was an amazing time. We got to talk with the first actor for a bit, (he did a great job staying in character the whole time) and he was amazing. That energy that he started us out with was maintained throughout the rest of the forest. Not one actor was unprepared or seemed to be honing it in. Also, the lighting throughout the haunt was astonishing. The fact that they could get that all up in a month blew my mind. Overall, an amazing haunt experience, and was definitely worth the cost.

Great! My first real haunt! My mother and I came with just the intent of wandering the midway and and playing a few games (because we're wimps.) We were having a lot of fun and eventual hyped ourselves up enough to go through an attraction, after being assisted by a very friendly and helpful staff member, who recommended The House of Wax and the Hay Ride based on our concerns and level of bravery. We can't thank her enough, we had so much fun!
I also took a casket ride in the midway, it is defiantly worth the $3 as long as your not claustrophobic (they do have an emergency stop just incase.)
The had a few scare actors in the midway to catch unsuspecting visitors off guard. Everyone was very friendly and made the whole experience even better.
The House of Wax is a self guided walk thorough a wax figure and animatronic filled experience. You are encouraged to take your time and really look at the scenes. Not to claustrophobic or overwhelmingly dark although the air compressor powered mechanics can get loud and the out door section is a bit foggy. We had no problem walking through and enjoying it. There was only one scare actor at the very end to send you off with a scream.
The Hayride was great as well. The actors and scenes where great. The actors would run out of the pitch-black woods and bang on the rail of the passenger trailer and jump in. They got very close and would interact almost constantly with the riders. Mostly scare actors and scenes but a few animatronics as well within the wooded path.
All in all we are now hooked and plan on coming back and trying our luck with the other two attractions as well.

Every year Rotten Manor seems to be on our tour. Based near the Renn Fest grounds in Holly, the folks who run and scare act at Rotten Manor are great and really show a care for all things scary. We usually try to get there at or right around open as they sometimes delay opening their main haunt until sundown. Both my haunt companion and myself think the haunted Woods is slightly superior to the house itself, but they have good combo pricing and tiered pricing for when you visit. Busy nights, especially if you're trying to go to another haunt the same night, VIP is almost mandatory.
I will say that this haunt had a moment in 2021 where I was completely disoriented and lost in the tunnels near the end of the manor itself. I do not scare easily and I was petrified because in the pitch black darkness someone put themselves between my friend and I and we didn't realize until the lights came back on.
We have exceptionally high standards, so 4 stars is not a shot at them. Biggest drawback is the haunted hayride section of the haunt is less intense than the other offerings. We were going to skip this year (we're going to Pennsylvania and Indiana for weekends this season and did not have the time) then we saw they added their House of Wax attraction for 2023 and will be trying to add it back into our season to see what that's about.
Pros:
- Excellent actors, especially the clowns in the woods trail.
- Excellent, permanent building full of scary corridors and maze-like disorientation
- Updates every season in some way shape or form
- Location, easy to pair this haunt with Exit 13 or any of the standby haunts in Lapeer/Flint/Grand Blanc/Saginaw/Bay City for a full night.
- Really good value for the price.
Cons:
- Lines can be insane (not their fault) and there's a ton of teenagers who come to this haunt, for what that's worth.
- The manor itself does not update as often or as heavily as the woods trail (one of the factors that brings it from a 5 to a 4)
- Some of the side attractions are gimmicky, the zombie paintball in 2022 was not operating because of technical issues and the 4D feature thing was very sparsely populated with actors.

We went on a double date here and it was a lot of fun. My best friend's husband was targeted multiple times by actors and it was so funny. The special effects and lighting were very good! Loved all the different scenes on the Hayride. It was the perfect length at a bit over 20 minutes. We also enjoyed the midway area. Wait time on a Sunday at 7:40pm was 25-30 minutes. Was not too scary, but would not bring young children. Definitely the same level of scare as a haunted house. Actors got in your personal space, sat by us, screamed in our faces, sprayed us with water, etc. Wish there were more jump scares from the dark woods and buildings. Could be a lot more scary with a few small changes to factor placement.

I won't go into too much detail because 1, I don't want to avoid secrets, and 2, I'm way too tired to do that. But all I can say is that the Security is Awesome, the Actors are nice, the attractions are sick, and they pay is decent. If you're a nerdy person who likes horror like me and you are looking for a job, this is definitely the place for you to work.

I highly recommend this haunt to anyone who loves this type of thing, bring your suspension of disbelief, prepare for voodoo and enjoy the ride!

The wait was very loooong. Just to purchases the tickets took over 2 hours. To get into both events was 2-3 hours long for each. Once inside the forest was very nice and different. The props were great and it took at least 45 mins to get thru. You got your money worth. On the scary level 3 out of 5. I'm a yearly hunter and I seek out the best.

This is a great haunted house an forest soo worth the money. It took about an hour to do both. They did a great job.

Walking into the manor is what you would expect for a haunted mansion. Victorian parlor, library, chapel, dolls room etc. All well detailed perfect. Excellent. Then the scene changed to where we had to walk thru 'sewer' pipes, about 10 ft wide, 8 feet tall, unlit that would lead to another room and scene. We would get thru a scene like a haunted workshop, then routed thru another pipe. Exploring the first couple sewer pipes was OK, but we went from sewer pipe to sewer pipe. I think I counted about 8 we had to go thru. I think there could be a more creative journey to get from one scene to another instead of the pipes. My thought was someone got a good deal on sewere pipes, and of course easy construction rather than building a actual creepy hallway. So I give that a 3. The forest was excellent. I liked walking in the woods in the dark and finding an old cabin. Very well detailed and real life. Then back to the woods and finding another old building. HI felt like Hanzel and Gretel. The insane asylum was great! I would give the trail a top 5. I thought some actors were missing , some empty spots on my journey. But perhaps because it was a Thursday.

This is the best haunted hose I’ve ever been to. The smells, props and actors are top notch. The lines are long, but you are not rushed through the attraction so I appreciate that. Would rather stand in line for a while than be rushed when it’s my turn! The Forest was my favorite of the two. So much fun.

The house was not very good, very poor acting and props. However, the remaining attractions were excellent. The need to find a way to speed up the lines, because it was outrageous. Good for a first time visit, but I would not go back more than once.

Rotten Manor was one of the most interactive and challenging haunts I had visited this year. The management had done an amazing job, in terms of the sets design, effects and scares. Attention to details was awesome. They even had a scent that matches each room theme. Scare factor was above par. I will certainly visit again next year.

Super awesome haunted manor. The actors get close to you which was scary and makes you wanna run out. Yet love to come back to experience next year’s thrill. A splendid experience to remember for long time!

Me and my group had a great time.The sets were creative. The house had creepy sets with attention to details, rooms of different themes, special effects and scary props. Most of the characters in the mansion was fantastic.The darkness adds to our fear and they manage to get us be a part of it.

Went with my mom and it was awesome! My mom loved the clown who stood outside. The asylum also had some nerve-wracking terror moments to remember. Five stars from me. Very well done.

This is a haunt that is not to be missed. I and my GF had a fantastic time @Rotten Manor. Both the attractions were long and they featured some of the best planned scares and creepy sets I’d ever encountered. The fee was reasonable. Highly recommend to anyone that likes to get spooked.

Second time here and it was a ton of fun!There are not many haunt attractions in the state that are as long as this one. They have animatronics and pyrotechnics. Actors did a wonderful job I thought. Totally worth the time and money. Overall, a really good experience.

Definitely worth checking out! This was pretty awesome. Both the houses were scary but fun. Monsters, zombies and other creepy creatures will frighten even the bravest soul! You can get lots of fun and scream from here.Truly disappointed that it’s not a year-round haunt.

Rotten Manor doesn't disappoint. I had a ton of fun here with my friend! Good attention to details. The asylum and the spook houses were well designed. Both haunts were lengthy.Best haunted attraction ever visited!!!

It was such a great haunt. The set design was impressive. The rooms all had different themes and scares that provides an immersive experience. Couple of those scares actually startled me off my feet. The lines were a bit long for my liking. Staff was helpful. Overall, we had a great time. Recommend this place to every scare lover out there.
